The elephant in the room is the very low inventory numbers.  We saw the inventory numbers drop sharply in November and the trend continued in December.  With only 266 active homes starting the new year, this is 100 less than we had in Flower Mound the same time last year. As a rule of thumb, any inventory number under 6 months is considered a sellers market. So if you have considered making a move, now would be a great time to put your home on the market.  While there are traditionally less buyers at this time of year, the are also way fewer sellers.  I have contended for the past few years, the good homes sell fast and the others don’t.  You may be saying, duh, but if your home is move-in ready, and you price it right, it will still sell. I closed on 2509 Stillwater court yesterday after only being on the market for 34 days, during the holidays. Another success story of the Flo Mo Promo!</span></p>

Flower Mound was up 58% over 2010.  It seam for now at least there is a little more consumer confidence and buyers are beginning to take advantage of the continued low borrowing rates.  I am also seeing sellers just take their homes off the market for the holiday season.  Because of the low number of active homes, inventory numbers have dropped off quickly to less than 4 months in the Mound.  There was also a quick jump in the days on the market which would indicate many sellers reduced enough to get buyers to react also lowering the inventory numbers. 			<content:encoded><![CDATA[<p><span style="font-family: helvetica;">If the the market could speak you would hear it saying I think I can, I think I can.  Slow and steady is the best description of how the market is doing.  Sales volume in Flower Mound is flat compared to last year and in all the surrounding areas slightly up.  Days on the market is still about 3 months but inventory numbers continue to slide presenting an opportunity for sellers.  When I pulled this data there were only 315 <a href="http://flowermoundrealestateblog.com/flower-mound/" target="_blank">active listings</a> in Flower Mound compared to 452 last year.  It appears some are content to sit on the side line until consumer confidence improves.  At a recent real estate conference, the chief economist at the <a href="http://www.realtor.org/research/research/reportsstatistics" target="_blank">National Association of Realtors</a> said the biggest thing the country needs to get the economy turned around is a leader that instills confidence. I will keep saying it, the great homes are selling and the other ones are not.  Here are the stats for October…</span></p>

Since 1996 the corner of 2499 and Kings road has been a sea of orange in the month of October.  We started going in 1999 and took the annual trip again last week with friends from school.  And while the event itself has grown like crazy, you can still feel the charm of small town while enjoying the cooler weather with friends in a maze of hay bales or searching for that perfect pumpkin.  What is your favorite memory of the Pumpkin Patch? </span></p>

			<content:encoded><![CDATA[<p><span style="font-family: Helvetica;">Last week I did a little business research and had fun with the family all the same time.  During our visit to the great <a href="http://www.bigtex.com/sft/" target="_blank">State Fair of Texas</a> <a href="http://flowermoundrealestateblog.com/wp-content/uploads/2011/10/IMG_1090.jpg"><img style="display: inline; margin-left: 0px; margin-right: 0px; border-width: 0px;" title="IMG_1090" src="http://flowermoundrealestateblog.com/wp-content/uploads/2011/10/IMG_1090_thumb.jpg" alt="IMG_1090" width="115" height="152" align="right" border="0" /></a> I got to visit <a href="http://www.thehomeoftomorrow.com/" target="_blank">The Home of Tomorrow</a> exhibit. While it did have a few technical gadgets, the main theme was the use of alternative materials and systems. There was also emphasis on going green. From using green concrete ( which I’m not sure what makes it green) to using geothermal HVAC to energy efficient appliances, to foam insulation and more the builders of the house say that if you use enough of these new systems, you could actually see your electrical meter turn the other way and you could sell your surplus electrons.  I don’t think we are there yet but as more and more people begin to adopt these new ways of building, they should become more affordable for everyone.  The pictures below are mine and here are more photo’s of the <a href="http://www.thehomeoftomorrow.com/photo-gallery.html" target="_blank">home</a> from the designers. The golden egg in today’s real estate market is the lowest interest rates in history( I know I have said this several times, but each time it has been). With the increased number of foreclosure and these very low rates, the opportunity to add real estate to your investments is great. <li><span style="font-family: Helvetica;">Change your a/c filters once a month with the cheap 5 for $5 dollar variety. Clogged filters will cause your system to run more and cause more stress and reduce life of the system.<br />
</span></li>
<li><span style="font-family: Helvetica;">Drain your water heater once a year. Sediment will drain out which will prolong the heater’s life.<br />
</span></li>
<li><span style="font-family: Helvetica;">Watch for drips.  Water is the cause of the biggest repairs in a home.  These drips often start off as a little nuisance but can turn into major repairs.  What for drips under sinks, at faucets, and also at the <a href="http://www.lowes.com/pd_23976-1814-PVC+04010++0600_4294822019_4294937087_?productId=3133091&amp;Ns=p_product_prd_lis_ord_nbr|0||p_product_qty_sales_dollar|1&amp;pl=1&amp;currentURL=%2Fpl_CPVC%2B_4294822019_4294937087_%3FNs%3Dp_product_prd_lis_ord_nbr|0||p_product_qty_sales_dollar|1&amp;facetInfo=" target="_blank">pvc</a> secondary a/c drain (<a href="http://answers.yahoo.com/question/index?qid=20060723103334AAfRn8R" target="_blank">usually in the soffit of your home under a prominent window</a>). If you pour a cap of bleach in both your primary and secondary lines you can prevent them from getting clogged.  If they do clog you can try bleach, even use <a href="http://www.lowes.com/pd_314630-23132-05032_4294934297__?productId=3355568&amp;Ntt=drain&amp;pl=1&amp;currentURL=%2Fpl_Building%2BSupplies_4294934297__s%3FNtt%3Ddrain&amp;facetInfo=" target="_blank">drain cleaner</a> from <a href="http://www.lowes.com" target="_blank">Lowes</a>. <li><span style="font-family: Helvetica;">Check your home’s foundation for cracks and shifting often.  If you have a sprinkler system, use it often.  If not, you need to be diligent here in North Texas to protect the most important part of your home. Our soil is prone to shrink and expand, especially in areas around Coppell, Carrollton and Las Colinas.  This could take a full post in itself but the main point is to keep moisture content even through out the entire year (winter included), don’t let water pool near your foundation and keep large trees and bushes a good distance from the foundation.  If you already have doors that stick or you see cracks in your walls or bricks, you can check out my <a href=" http://flowermoundrealestateblog.com/service-providers/" target="_blank">service provider</a> page for a referral.</span></li>

Since I was old enough to catch the pigskin,  I remember the pageantry that is high school football in Texas. The first Friday in first grade you begin the indoctrination of your home team by the older high school cheerleaders selling you spirit ribbons.  Growing up, my family lived just a few blocks from the high school field, so my memories are like yesterday, of the bright lights, the marching bands and the roar of the home crowd. </span><a href="http://flowermoundrealestateblog.com/wp-content/uploads/2011/09/cc080905MarcusHopkinsRun.jpg"><span style="font-family: Helvetica;"><img style="display: inline; margin-left: 0px; margin-right: 0px; border-width: 0px;" title="cc-080905MarcusHopkinsRun" src="http://flowermoundrealestateblog.com/wp-content/uploads/2011/09/cc080905MarcusHopkinsRun_thumb.jpg" alt="cc-080905MarcusHopkinsRun" width="173" height="170" align="left" border="0" /></span></a><span style="font-family: Helvetica;"> As a young boy, it was inspiring to get to run out on the field at half time or before the game and dream out the day you get to play. Everything seems so big and as a 9 year old I guess it was. I have to say that both of our local Flower Mound high schools take it up a notch or three, like many other surrounding suburb schools.  Not only does each team have their own websites, but visit them for yourself and you will wonder how much the keeper of each site makes each year.  From weekly highlight videos that make </span><a href="http://espn.go.com/" target="_blank"><span style="font-family: Helvetica;">ESPN Sportscenter</span></a><span style="font-family: Helvetica;"> seem boring, to individual bios, pictures etc. You can view the </span><a href="http://www.jaguarfootball.com/" target="_blank"><span style="font-family: Helvetica;">Jaguar Football</span></a><span style="font-family: Helvetica;">, </span><a href="http://www.marcusfootball.com/" target="_blank"><span style="font-family: Helvetica;">Marcus Football</span></a><span style="font-family: Helvetica;"> and my favorite (since this is where my money goes) </span><a href="http://www.teampages.com/clubs/1151" target="_blank"><span style="font-family: Helvetica;">Coram Deo Academy</span></a><span style="font-family: Helvetica;">. There is just no better place to be than with the rest of the town cheering on the local team. As I watch a few of these coaches speeches, I get fired up for the next game and as I write, it is only Tuesday.  Number 16 on the way to 48 reasons why we love to live in Flower Mound is high school football and all that goes with it. 			<content:encoded><![CDATA[<p><span style="font-family: Helvetica;">If you just looked at the inventory number of 3.8 months for Flower Mound you would think it was a full on sellers market.  Dig a little deeper and it appears that about 20% of sellers have just decided not to sell which is altering the numbers.  At this time last year there were about 100 more active listings than there are now in FM. This looks like the unemployment numbers to me, but I’m just a Realtor.  It does appear that there are a few more buyers in the market the last few weeks, but buyers expectations and sellers are not matching up as indicated by the sliding list price to sale price ratio last month of 96.29%. It appears slow and steady will be the pace for the foreseeable future. That said, with prices lower and interest rates hitting a 60 year low (lower than last year), the opportunity to move up could not be better.  Also the availability of homes to purchase as investment could not be better, not to mention the over supply of renters for that home. The great homes are selling and the other ones are not.  Here are the stats for August…</span></p>

For years local residents went to nearby Lewisville’s Vista Ridge Mall or  Southlake’s Town Center for shopping top name brands. This all changed in the fall of 2007. You could hear angels singing as The Shops of Highland Village was unveiled with shops such as Ann Taylor, Banana Republic, Barnes &amp; Noble, Jos A Banks, Gymboree &amp; Aeropostale. The Shops of Highland Village is what developers call a “lifestyle center,” which means that it is a pedestrian-friendly shopping center with a park, a lake and parking dotting the entire complex. It also includes free wi-fi, fountains for the kids to play in and benches for shoppers to sit &amp; rest. It resembles Southlake’s Town Square &amp; Dallas’ Highland Park Village.  I recently spent a day at Shops of HV &amp; here is where I visited&#8230;&#8230;One of the perks of residing in Flower Mound is access to great shopping!<br />
