Interest rates at 3.5%! Can that be a typo? Short term adjustable rate mortages can be as low as 3.5% so you would think homes would be selling like hot cakes but in Flower Mound the actual sales numbers in June were down 30% from last June. I will note that June 09 was the highest sales month in Flower Mound since August 2007 so not a big supprise that we were down. It seams that the overall lack of consumer confidence in the economic market in general has put a damper on activity. If we back up though and take a look from 30,000 feet we, North Texas, have a relatively stable market as compared to the rest of the country. If you take the numbers for face value, they look really good in light of the past 18 months. Sales were up from last month and year over year in most of the areas tracked. It is my opinion that the government tax credit that expired at the end of April was the driving force behind this increase. It is also likely that a good protion of these buyers were planning to purchase a home during the summer when sales are seasonally higher, but they simply bought early to get the incentive. Regardless of the reason, inventory numbers remain low and shows that our sub area of the total market is still very healthy.

I ran across this in the Flower Mound news letter and thought is was a useful service offered by the town. The Flower Mound Police Department offers a free home inspection service that can help protect homes and provide savings on homeowner insurance premiums. Once a resident contacts the Police Department and schedules an appointment, a Flower Mound Police Officer will provide a complete survey of the home. After all security criteria have been met, the Police Officer will submit appropriate paperwork to the Department of Insurance, which could result in a reduction of up to 20 percent from homeowners’ insurance premiums. Everyone says it “crime free” Flower Mound, but if it save a few bucks maybe it’s worth it. You can reach the town to schedule an appointment at 972-874-3357. The race was on to beat the April 30th deadline to qualify for the various tax rebates and the numbers reflect it. April sales and pendings were up and in most areas up 40-60% over last years slow April. All of the cities in the area are beginning to level out with a normal 4-6 month inventory and homes in the “flow” come into and out of the market in the 30-60 day period. Priced right homes continue to move in the area. The thing to watch for in the next few months is the number of new pending sales to see if they match a typical summer season or if perhaps the tax rush brought out some buyers early this year. No not the kids these little pest.

It is that time of year when termites get active and start to swarm. To prevent them from doing any structural damage to your home, you should make regular inspections looking for their mud tunnels into your home. The tube will look like the picture below, on the base of your foundation. These are subterranean termites and must go back into the ground each day to get water. A few times a year you should walk around your foundation and make sure none of these critters have invaded your home. This is the reason you want to keep your slab exposed between 4-8 inches as well as keep any vegetation cut back from the house. Overgrown landscaping will attract termites and other pest and also prevent you from being able to visualise these tunnels. After your inspection if you happen to find one, as is common in North Texas, simply call your pest control and they can make a spot treatment before any damage is done. All of the markets, the Flower Mound area, I track on this blog showed strong improvements over the previous month and most had increase sales in comparison to the same month of 2009. It is my opinion that the tax creditand interest rates, now below 4% on some ARM products, has brought out the seasonal buyer early this year. The question still to be answered is if this proverbial steam engine that could, will build momentum though the summer months as our market traditionally does, or if the rising interest rates and expiring tax credit will slow things down again. Value continues to be off the charts, as you can buy as much if not more home today, with the same payment as you could 3-4 years ago. I think the first time buyer credit may have more effect on the more affordable inventory and when it expires at the end of this month, there will be a new opportunity for investors looking to purchase a foreclosure or preforeclosure. With health care in the headlines nationally, local news reports healthy findings for the
town. The Flower Mound Leader states “A Texas Department of State Health Services analysis has found that the occurrence of leukemia, non-Hodgkin’s lymphoma and childhood brain cancers in two ZIP codes in Flower Mound, Texas, is within the expected
ranges for males and females.
In response to community concerns about a possible cluster of cancer
cases, DSHS analyzed the occurrence of childhood and overall leukemia,
non-Hodgkin’s lymphoma, childhood brain cancer and female breast cancer
in the 75022 and 75028 ZIP codes, using Texas Cancer Registry data from
1998 to 2007. The number of cancer cases occurring in these two ZIP
codes was compared with the number of cases expected based on statewide

The name says a lot about this place we live. Sixty Two thousand plus and in many ways it still feels like a small country town. Being surrounded by horses grazing in open fields or resting under the shade of a century old oak tree make our town home. Today I wanted to share some of the history of this place we love. In the 1840′s through the Empresario Land Grants system, Europeans settled in North Texas. The Peters Colony, for which the road is named, encompassed the local area. When Texas joined the union in 1845, the land that would later become Flower Mound was located in Fannin County. It was not until 1846 that Denton County came into existence.
After having met previously at people’s homes, in 1857 the congregation of Flower Mound Presbyterian constructed a log building at what is now 1501 Flower Mound Road. The original facility was replaced with the current structure in 1901. In our fast paced lives we fly by these landmarks in history, but next time you pass think about how life might have been for our great grandparents in these praire lands. Although differnt in many ways, I bet they loved this area for many of the same reasons we still do today. Check back to see how this town began to boom.
